It may be a buyer’s market.

According to a new report from Realtor.com, researchers have calculated that the best time to buy a home is the week of September 27 through October 3.

“Historically, this week offers the most favorable balance of market conditions for buyers. Inventory tends to be elevated, prices typically dip below their seasonal peak, buyer competition slows, and the overall pace of the market becomes more manageable,” the report reads.

According to Realtor.com, active listings during this week are projected to be about 31.9 percent higher than at the start of the year and 13.3 percent higher than during the average week. Historically, this period has also seen demand that is 30.1 percent lower than at the peak and 14.4 percent lower than during the average week.

These conditions could give homebuyers better negotiating power. Researchers note that buyers could save roughly $14,000 compared with this year’s peak median home price of about $416,000.

“Buyers hoping to close before year’s end are in luck: the first week of October brings some of the most favorable conditions of the year, with ample inventory, less competition, lower prices, and more time to shop without losing out to other buyers,” Realtor.com senior economist Hannah Jones told Inc. “Mortgage rates continue to challenge today’s buyers, but these fall market dynamics can help offset some of that pain.”

Buyer advantage

The presence of the K-shaped market—a phenomenon in which luxury-home sales rise as starter-homes sales fall—doesn’t diminish buyers’ advantage during this week.
